We Start With the Governing Documents

Soundsforsynth is a kitchen remodeling contractor on Jamboree Rd in Irvine, working mostly in condos, townhomes and attached homes. That focus shapes how we work. In a detached house the owner and the city are the only two parties with a say. In a building you share, a third party joins them: the association, through its architectural committee and its management company.

We learned early that the kitchen is the easy part. Cabinets, counters and appliances are well understood. What goes wrong in a condo remodel is almost always procedural. A drain line moved without anyone checking the stack. Hard flooring laid over a neighbor’s bedroom without the underlayment the guidelines ask for. A range hood duct cut through an exterior wall the association maintains. A dumpster in a guest parking stall nobody approved. Each of those can stop a job for weeks, and none of them has anything to do with the quality of the cabinets.

So the first thing we ask for is not a Pinterest board. It is your CC&Rs, your architectural guidelines and any alteration application form the management company uses. We read them, mark the parts that affect a kitchen, and design with those limits in front of us.

How We Work

• Documents before drawings. We find out what needs committee approval and what needs a City of Irvine permit before a layout is fixed.
• Packages the committee can review in one pass. Dimensioned plans, finish specifications, a work schedule and the contractor paperwork the form lists.
• Building hours respected. Loud work is scheduled inside the hours your association sets, and hallways and elevators are protected.
• Straight advice on scope. If your 1980s cabinet boxes are sound, we will tell you refacing may give you most of the result for less money and less review.
